REBGV publishes a monthly stats package with HPI benchmarks, sales-to-active ratios, and sub-area breakdowns. Available free at rebgv.org under "Monthly Market Stats."

If your search extends to Surrey, Langley, Abbotsford, or Mission, the Fraser Valley Real Estate Board publishes its own monthly package at fvreb.bc.ca.

CMHC's portal (housing-information.cmhc-schl.gc.ca) provides rental vacancy rates, housing starts data, and market assessments. Useful for understanding supply pipeline.

The Bank of Canada sets the policy rate 8 times per year. Each announcement can move variable mortgage rates immediately and fixed rates within days. Follow the schedule at bankofcanada.ca.

Zolo.ca and HouseSigma.com show recent sold prices (once they clear the board's reporting delay). Use these to estimate what a home you are considering would actually sell for, not what it is listed at.

BC Assessment (bcassessment.ca) publishes annual assessed values each January. These reflect the property's value as of July 1 of the prior year. They are not market value, but they help you compare relative values within a neighbourhood.
