The numbers that determine how much you can borrow
Gross Debt Service (GDS) Ratio
GDS = (Mortgage Payment + Property Taxes + Heating + 50% of Strata Fees) ÷ Gross Annual Income. The maximum GDS is typically 39% for insured mortgages (CMHC) and 35% for conventional (though some lenders flex this).
