Strata Red Flags Checklist
What to watch for in strata documents
- CRF balance below $3,000 per unit on a building 15+ years old: Indicates underfunding. Major systems (roof, plumbing, elevator) approaching end-of-life will require special levies.
- Large special levy passed or pending: Check both the Form B and recent meeting minutes. A $50K/unit special levy for envelope remediation is not uncommon in older Vancouver buildings.
