Subject Removal
When to remove and when to walk away
What Is Subject Removal?
Subject removal is the formal step where you declare that all conditions have been satisfied and you are committed to completing the purchase. Once subjects are removed, the contract is firm: you are buying this property. Walking away after subject removal means forfeiting your deposit (typically $25K–$100K) and potentially facing legal action for breach.
